Delta Membrane Systems Ltd were sought out to provide an innovative and comprehensive waterproofing solution which was required to facilitate a £18m state of the art hotel and with a double-story basement in Englefield Green, near Windsor.

The hotel will offer exceptional overnight breaks, award-winning dining & an exclusive spa facility once completed.

Oliver Connell & Son (OCS), were appointed as principle D&B Contractor by the Arora Group for the design and construction of the hotel.

Waterproofing Expertise

Delta’s Technical Consultant, Paul Green, CSSW was approached to give assistance on designing a robust waterproofing solution to achieve, grade 3, habitable (ventilated residential and commercial areas) level, of Type C waterproofing in accordance with BS 8102:2009 for the project at concept stage, which also incorporates a Type B waterproofing (watertight concrete) system, in a combined waterproofing approach.

The basement is constructed completely below the ground water table and is in excess of 8000m².

Methodology

Initially, Koster Polysil TG 500 was applied to all concrete surfaces below ground level to reduce the well-known and associated risk presented when free lime leeches from newly poured concrete and potential future defects within it.  Koster NB1 migratory slurry was applied in min 1m bands to all earth retained soffits to eliminate risk of lateral moisture ingress at this often-forgotten juncture, (DW-115-1(C))

Delta’s MS 500 membrane was applied to all vertical earth retained elevations, linked between intermediate level slabs via a concrete bund incorporating Delta drainage channels which was piped from upper to lower level via vertical pipes, (DW-216-1(C)) with the all-important inspection ports added at approximately 8 linear meter intervals to ensure that the drainage aspects are fully maintainable and in accordance with BS 8102:2009.

Delta MS 20 membrane, which has a 20mm studded profile for greater drainage capacity, was used across the lower basement ground bearing slab, with the Delta channel at earth retained elevations and across the vast slabs leading to appropriate sump pumps, which will be maintained throughout the hotels service life by on-site maintenance crews or external companies.
